    Default Property in Clarksville TN for Sale

    I have some property in Clarksville TN that I need to sell. I will give you a good price.

    They are 2 lots near the corner of Elmwood Road and West Elmwood and currently are included in the property at 1741 West Elmwood Road.

    If you pull up the property at 1741 West Elmwood Road they are listed as 3 homes -- however it really is one home sitting on one lot and 2 vacant lots. I am selling the two vacant lots as one package.

    The acerage is about .6 acres or a good half as the crow flies. There is 100 feet frontage along Elmwood Road. If a home were built on the property you would not see it from West Elmwood Road and the driveway would go to Elmwood Road were it ends like a cul de sac. Another home is set back on the other side.

    One lot is appraised at $2,600 and the other at $3,500. These appraisals are at least 25 years old and when I spoke with the Dept of Planning I was advised to double the price. That would make the property valued at $12,200 but I need a quick sale and realize that these low property values will keep your taxes low. They are about $400 year for each lot. If I went and had them appraised for their actual value the taxes could easily go up to $2,000 year.

    My family has owed these lots since about 1968 and when they were purchased as part of the home it was real country. The area and subdivision has built up and this is about the only lot left in the subdivision right now. A large new home has been built on the other side of the home in the past year.

    Right now I owe some back taxes on them - less than $1,000.

    I will sell the two lots for $8,000.

    Now I have had another suggest that the land could be worth as much as $20,000. And you could possible sell it for that amount within a year. Clarkesville besides being famous for the last train to it is also near Ft. Campbell KY the home of the 101st. Many of the families of service men in Iraq and Afganistan have moved to the area and it has always been a growing area because of Ft. Campbell. But now homes for young families with children are at a premium in the area. So a modular home could be put there and sold for $80,000 which is the going price for smaller homes in the sub-division.

    I am also going to be selling the home on the 3rd lot. It is valued at $125,000 and is one of the larger homes in the subdivision. This April one of the larger homes sold for $157,000. Realize that this is not part of the City of Clarksville so not city taxes -- they have been trying to make a part of the city for the past 20 years as the area grew. So you only have to pay property taxes. I would be willing to sell the home for around $112,000. It has a new driveway, electric heater, sump pump and I just put in a new water line. It has 3 bedrooms, 2 baths, kitchen, laundry room, living and dining combined, and a large family room downstairs with a separate enterance (with a bathroom put in easily you could make it a studio rental). There is a 2 car car port. And in the front yard is a small but very sweet persimmon tree that my mother used to make jam with every year.

    The home is also underappraised and like the lots has not been appraised in 25 years. The value is assessed at $80,000. Last fall the home was appraised at $125,000 so this will also keep your taxes low. Right now the taxes are about $1,500 a year.

    The tax applicable to the sale and purchase of property in Spain varies according to the autonomous region in which the sale/purchase takes place. In Andalucia, the regional parliament in Seville has introduced a number of different pieces of legislation throughout the years (following the derogation by central government to the autonomous communities of competence in such matters) that touch on the subject of taxation of property transfers.
