    We had very much earlier in the year discussed and indicated the ROLClub Investment opportunities which will come about when several and many factors are taken into consideration and being organized by the Managing Team.

    That was a feat that has not only taken quite some time to develop but had, unfortunately, met a series of hurdles and conflicting personalities that would have to first make up such a formidable Management Team.

    It then remains, a waiting process and one that may not materialize as anticipated by some and not all by most looking at all the potential difficulties to overcome when dealing with characters of all backgrounds unwilling to come forward as transparent as it should since this is a gathering of members that mostly prefer to stay in the background and not willing or even dare to meet up for a lunch date or appointment.

    With that, it has to be said and maintained, DO WHAT YOU CAN and as best as possible so others can be part of it should they so choose, a risk some will certainly quip in nonetheless and that cannot be denied either.

    Alright, I have a new opportunity for you all and one that truly is targeted at Investments within the Realty Sector and it involves real cash with real Business companies involving solicitors, Real Estate Agents both for the Sellers and Buyers and this will also include POAs (Power of Attorney), legal Documents and Registrations taking place with the Banks during transactions as well.

    This Investment opportunity is also open to Singaporeans who wants to get a share on netting in the profits! For Foreigners, you will all be either singularly or collectively be represented by a local POA.

    Here is a short introduction on how this came about from my recent trip to Singapore and we are in a firm and good period to invest in the Singapore Realty Market.

    Alright, to the point with the potential Pooling alternatives....to Invest on opportunities within the Realty sector of Singapore.

    I have before me several opportunities to move into thanks to the legal partners I am now with and there's only real markets and real cash with real Companies dealing here and no crazy-like set ups that depends on Internet web-clicks and visits and sign ups etc...all that baloney is not involved with these real Investment markets I am offering to true Pro-Buyers and/or Investors whose main focus and determination are to MAKE Money quick and PLENTY and preferably in a shorter time than anticipated!!!

    Subsequently too, we have here involved are Solicitors and POAs (Power of Attorneys) and Realty Agents and legal documents to put up with so no one can accuse another of Fraudulent manipulations etc...and you as an Investor getting that cheated feeling from day one!

    Now is the question for you, What are you in favor for and what kind of sum are we talking about from your part? I am not placing judgment on your financial capacity...hell Noooo, thats NOT my view or method for a start.

    If you have less than 50 bucks to move on... it may be less interesting of course...2B honest in suggesting you get involved.

    However, without you disclosing your $$$$s strength, I am in the markets that involves with used and new private Flats, of various levels and grades, Condos, Premium Condos, Penthouses, Pre-war Bungalow (landed) homes worth millions in resale value, Villas and Holiday Resorts and some are now getting unique descriptions seeing the demand and trend, we get Cottages too in the list!!!

    My main region for these highly spinning and lucrative hotbed Realty Market ly in these two countries, Singapore & Thailand.     For Singapore, Merrill Lynch is a key player and beacon that moves the markets and even the Govt there had to succumb to their advisory predictions d e s p i t e the Govt calling the shots at the end of the day with the Market trend and economic development plans for the future...like they have successfully been at it since 1967!!!

    I give you a small sample to taste what profits can be like:

    I flew in there last end of June, not planning to buy anything other than exotic meals for my lust to dine at fine local cuisine, but after two days in the country, I was offered an opportunity to consider and by George...I had to reconsider awfully fast!!! Arrived in Singapore on Thursday afternoon, heard about it on a Friday Diner invitation by the table, and Saturday was my option to go view the bespoke used Govt HDB home apartment in the afternoon
    (HDB=Housing Development Board project homes).

    I was running late for the afternoon appointment at the said address as agreed for viewing, a call came through on my local mobile from my Singapore Realty Agent and I had to hurry up with the shopping with my wife at a shopping Plaza. We arrived 20 minutes late and 6 other parties were already before us as we got to hear from the Seller's Agent. Three had already seen it and stood in the lobby contemplating but eager but I was fortunate, as I was the first on the list as arranged for the 1st Day viewing so we had the first decision to make but we were late and three had viewed and expressed determination to have it while the other two couples and a small family are waiting anxiously in the lobby of the Apartment building for their turns.

    My wife and me and in the company of my own personal Realty Agent with the Seller's Agent, went up to view and just after two minutes while examining the 20-yr old apartment, which appeared needy for a renovation anyway, calls were getting through to the Seller's Agent's mobile phone wondering why we are taking so long to decide!!!!

    My Agent told me, if I step out without deciding...It will be GONE in a few minutes for sure!!!

    5 minutes have passed and I confided again with my wife and the Seller's Agent, I gave a nod and my Agent informed the other Agent: inform the others below, IT'S TAKEN!!! in under 7 minutes flat!!!

    I bought the 3 bedroom flat for sheer Investment purpose to lease out indefinitely in this VERY demanding & difficult central business district (CBD) of Singapore with a high scarcity % and long waiting list of house hunters by locals!!! The next day, if I want to but no, I certainly would not, to resell the apartment for a jacked up price at anywhere between $40K to $60K easily and the Agent can have the buyers instantly crawling back in queue for it!!!

    I bought the repossessed Govt HDB Flat at a fantastic price from a local Bank for just under $170K. If I wish to resell it later, say 4 years after a good income earned from the leasing plus the expected price this will fetch, I am looking at a neat resale value circling at least around $450K profit by that time in view of its hotbed location within or very close to the business District which is for most locals, something preferred to be owned at any cost, if successfully acquired.

    Ok, that is just an example which is a small Investment event. I am now looking at the much bigger and luxurious Private Realty sales after this.

    Now, we first have to know, understand and decide, what makes the market so volatile and exciting for Investors for this incredible opportunity to move in to???

    This is based not on speculation but sheer facts tied to the economic surge and increase with labor demand from outside and many other factors that are influenced by political leaning and business development tendencies which again, are backed by the next 5 years of revaluation of the geo-political position with large Corporate Investments taking place and much more are to follow as a result of the country's securing of contracts to base and house major moves from outside Corporations to Singapore!

    Currently as analyzed, there is a an immediate shortage of almost 80,000 homes needed but that figure is going to rise tremendously to almost 200,000 in one year from now because of major relocations and shifting of three major employment districts, one being a part of the Business District to an outlying location that will affect many residents not keen to be displaced.

    With the expected setup of contracts already sealed and many in the pipeline with construction of office buildings and processing companies currently ongoing and more are expected to arrive, ML also predicted a huge headache and vacuum to be expected to meet something like 600K to 800K homes needed to secure the growing labor force in the coming first two or three years!

    The Govt for their part, expect a massive influx of highly skilled ExPats to move in also, here, the Govt are relaxing their red tape with Immigration and the cheaper labor force from abroad, will be welcomed and filled by a new expected influx of some 70% from better skilled Chinese workers from China who will either end up occupying a bulk of the current homes to the newly constructed private sector homes and the locals moving out to make way for their own choice of upgraded homes (private sector too) and the rest are filled by the better paid Expat workers who can either afford or be covered by their firms with Condos and high-rise apartments trailing between 500K to 1,1 million easily currently! This varies due to location, age, height, quality type and a host of many other valued points.

    The Govt is anticipating a gradual if not increasing buildup of the foreign labor population by something in the range of up to 1,3 to 1,5 million in the next 2-4 years but now comes the question with the Realty Agents and optimistic predictions from ML too and many more in that region, is this another BOOM explosion for buyers, Investors and building contracts to overwhelm the Singapore housing scene? YES is the absolute answer and this is why, I know for myself too, we got a top value Investment opportunity to move & cash in for ourselves too!!! I couldn't have flown in there on a better opportunity and perfect timing to be surprised with such a Win-Win offer.

    Here's the general picture, think about it and when you are serious to submit, let me know, to get you pooled with others unless you can afford a
    **Flip-Investment of $250K to $500K or even up to $900K on your own accord or share the one investment sale/purchase with several others. We are dealing here with Sing Dollars. With the Thai Baht and the Thai Investments on resorts, that is another market I'll come back onto and soon too.

    There are more than enough fantastic sales taking place, so don't worry...we will not run out of offers or opportunities on this market.

    The general idea is, to know just how much can be arranged among how many involved and from there, we shall see if we can even cover enough for one or a few... it depends solely how many Investors are gathered onto this opportunity.

    Next, when an opportunity is found, all Investors will immediately be in contact by the fastest means and a quick notification is carried out and a purchase is made or offered hopefully to succeed the deal of course.
    At this stage in time, it is natural to expect, all your details and your readily available money is about to be transferred for the private purchase.
    Foreign Investors are not allowed to buy Govt run home properties that is strictly allocated for Singapore citizens only!

    We go for the Private sector where the profit is higher due to the nature and quality and price level dealt.

    Once a purchase is sealed and confirmed and this can swiftly be undertaken within 2-3 weeks, the Invested property is again ready for resale to the next best higher value or offer.

    You as Investors will all be closely following the market by then through us and from your own close watch on the Singapore economical and housing market. We will from time to time, re examine our Invested properties to decide which to release that delivers a windfall for a profit and reconsider any new available opportunities to buy again...

    By the way, if you are more accustomed to the cloak & dagger participation like many of you have been with Internet programs and dubious plans where you feel your identity remains a secrecy and it must be a key component, don't bother to participate for you will have difficulty in facing up to reality from what is required of your credentials....thus, if you are not prepared to come away transparent with true Investment opportunities...please stick on with your dream world with your kind of Internet Investment filled with hot air promises sounding like million dollar payouts with matrix methods in your everyday dream before breakfast and keyboard logins with Forums.

    Since you wish to get involve with true and real Investments, I bring this opportunity to you, and if you have only $50 or $100 to $500 bucks to spare...that means, it will need more people involved and more legal papers to document all that is necessary and it will also cost more on that Administrative front...but that is not a major concern here as I see it, everything comes with a price so long YOU understand perfectly well on that to start with.

    A favorable group-size per investment purchase is something like between 5 - 15 ppl or 3 - 5 ppl or 10 - 25 persons subject to the amount pooled together and of course, the property asking price in question. Yes, we are looking at several thousands per Investor-head but I am also not excluding a large group of almost 50 persons either on just one Investment!

    Our aim is to "**flip" the investment as quickly as we can consume profits and keep going at it for the next 4-6 years to come at least, this is on the Singapore housing Investment Market.

    **Flip-Investment = Buy & sell with excellent profit in quick succession within a short space of time.
